ACCESSIBILITY STATEMENT

Approach:

The Pebble is approached by a sloped tarmac driveway with parking for up to two vehicles at the front of the property. The tarmac has a few slightly uneven areas.

Arrival:

To access the property from the parking area there are two pathways. One pathway runs alongside the sloped driveway. This is 69cm wide and is covered in slate chippings. There is a small step (13cm high) at the bottom of this pathway and also a smaller step (6cm high) onto the second pathway, which leads to the front door. This path is level, 115cm wide and is covered in Crazy Paving.

Main Entrance:

There is a small 8cm (H) x 103cm (W) x 53cm (D) step in front of the main door. There is also a 20cm step-up over the front door threshold. The width of the front door is 77cm.

Ground Floor:

The property is a single-storey bungalow, with all accommodation on one level. The internal doors are standard width and range from 72cm -74.5cm wide.

Individual Details of Rooms:

The kitchen has standard-height wall and floor units.

The lounge has a large slate fireplace hearth.

There is good floor space as you enter both bedrooms, with more limited space to the sides of the beds.

There are two WCs, one by the entrance hall and one in the main bathroom. There is a small amount of open floor space in the family bathroom. The bathroom has a shower over the bath. The bath, toilet and sink are standard heights.

The living room, hallway and double bedroom are carpeted. There are floor rugs in all rooms except the kitchen, dining room, bathroom and WC.

All sockets are at floor level except those in the kitchen.

Grounds and Garden:

The garden can be approached by 5 large steps (ranging from 10cm-25cm high) from the dining room, or by the kitchen door which has a single step 18cm high, plus a 25cm step down over the threshold. The kitchen door leads onto a level pathway at the side of the bungalow and has an additional 3 steps (ranging from 8-16cm high) down to the garden. The garden has a large, level lawn area and two patio areas which meet at slightly different heights.

The patio is covered in paving slabs. There are concrete edging stones along part of the patio area.

Public Transport:

The main bus stop is located on The Strand, in Bude town centre. This acts as a hub for long-distance routes. The closest main railway station is Exeter St David’s.

Other Information:

There is good mobile phone coverage and WiFi access at the property. The nearest supermarket, Sainsbury’s, is within walking distance from the property.

Bude town bus service passes The Pebble at regular intervals during the day.
